How to Market Your Property to Remote Workers

Category Property Advice

The rise of flexible work schedules and remote work in South Africa is reshaping the real estate market, influencing home-selling strategies and redefining what buyers are looking for in a property. Sellers need to adapt to these changes to effectively market their homes to this growing demographic of remote workers.

Richard Gray, CEO of Harcourts South Africa, highlights the significance of this trend.

"The shift towards flexible work schedules has transformed the home-buying landscape," says Gray. "Remote workers have different needs and priorities compared to traditional buyers, and it's crucial for sellers to understand and cater to these preferences."

One of the key factors driving the decisions of remote workers is the need for a dedicated home office space. With more people working from home, having a quiet, comfortable, and well-equipped office has become a top priority.

"Properties that offer designated home office spaces or flexible rooms that can be converted into offices are highly attractive to remote workers," Gray explains. "Sellers should highlight these features in their listings and consider staging a room as a home office to showcase its potential."

In addition to dedicated office spaces, remote workers are looking for homes with strong internet connectivity and technological infrastructure. High-speed internet has become a non-negotiable for those working from home. "Ensuring that your property is equipped with reliable, high-speed internet can significantly enhance its appeal," Gray notes. "Sellers should also consider highlighting any smart home features or technological upgrades that support remote work."

The appeal of a comfortable and functional living environment extends beyond the home office. Remote workers often seek properties with open floor plans, ample natural light, and outdoor spaces.

"Open and airy living spaces that provide a comfortable environment for both work and relaxation are in high demand," Gray says. "Properties with gardens, balconies, or patios offer additional areas for breaks and outdoor activities, which are highly valued by remote workers."

Location preferences are also shifting due to the rise of remote work. Without the need to commute daily, many buyers are exploring areas outside of traditional urban centres, seeking more affordable and spacious properties in suburban or rural locations. "Sellers in suburban and rural areas have a unique opportunity to attract remote workers looking for a better quality of life away from the hustle and bustle of the city," Gray observes. "Emphasising the benefits of the location, such as peaceful surroundings, access to nature, and local amenities, can be very persuasive."

Marketing strategies need to adapt to these changing preferences. Virtual tours and high-quality online listings have become essential tools for reaching remote workers who may prefer to conduct their property search online.

"Investing in professional photography, virtual tours, and comprehensive online listings is crucial," Gray emphasises. "These tools allow potential buyers to get a detailed and realistic view of the property from the comfort of their current homes."

Harcourts South Africa is committed to helping sellers navigate this evolving market by providing expert advice and innovative solutions tailored to the needs of remote workers.

"Our goal is to equip sellers with the knowledge and resources they need to effectively market their properties to this growing demographic," Gray asserts. "By understanding and addressing the unique preferences of remote workers, sellers can enhance the appeal of their homes and achieve successful sales."

As flexible work schedules continue to influence the real estate market, staying attuned to the needs of remote workers will be key for sellers looking to maximise their property's potential. "The rise of remote work presents a significant opportunity for sellers," Gray concludes. "By embracing these trends and strategically marketing their properties, sellers can attract a broader range of buyers and achieve their sales goals."
