This agriculturally-zoned land is perfectly positioned for rezoning to accommodate a large logistics park. It is situated directly opposite Keystone Park (housing the Ackermans, Mr. Price, and Malda Pak National distribution centres), and along the N3 corridor near the Hammarsdale offramp (currently being remodelled to a partial clover leaf to accommodate the growing commercial infrastructure and traffic). The site is also located on the provincial primary growth corridor as identified in the Provincial Spatial Economic Development Strategy 2006 and is ideally positioned to support eThekwini's plans to drive the Hammarsdale/Cato Ridge area as a logistics hub.

The entire site is approx 143 Hectares (1,43 million sqm). Of the 143 Ha, and according to the preliminary discussions at municipal level, rezoning provisions would allow for the approval of approx 40 Ha toward high impact development (light industrial), 30 Ha for low impact development (commercial), a small portion assigned to wetland, and the remainder made available towards low-income residential units (perhaps in the R300,000 - R600,000 unit price bracket). The land is largely arable land as it was a sugarcane farm for many years and so deep excavation and intensive earth works are unlikely to be required to create useable platforms.

The price advertised is for the land 'as is', and no offers subject to rezoning will be entertained at the current price. Prospective buyers should be informed that the seller has already received offers subject to rezoning, but the price once rezoned will escalate to over R300 million (as land at Keystone is currently selling at R1600 plus VAT per sqm).

The land is held in a Close Corporation, and the purchaser can either buy the member's interest in the cc, or can alternatively purchase the property from the cc.
